IMAGINE:

  • Redesign an unviable DA into 14,000m² of plot ratio to create a new 18 storey tower development with 154 apartments, commercial space and 289 car parking bays.

 

CHALLENGE:

  • Integrate new development with the park and an existing 4 storey office building to resolve levels and integrate car park access.

  • Limited street access to the building for waste management servicing due to location fronting park.

  • Maximised City and Park views.

 

SOLVE:

  • New commercially focused design increased yield with 30 more apartments and more viable sizes with orientation to focus on city and park views.

  • Removed $1m in bonds with skilful negotiation with JDAP, reducing holding costs.

  • Skilful negotiation allowed 37 visitor bays to be located on public land.

  • Waste management solution to utilise public car parking areas for servicing.
