Skillful planning exceeded brief against major constraints of site, heritage and neighbours!
To create a landmark building on a corner site along busy main road with two levels of dental clinic and three levels of affordable apartments.
Existing heritage listed building on site had to be partially maintained and form part of the new design proposal, with strict heritage requirements to be adhered to in terms of restoration and differentiating from new building.
Oldest continuous operating pharmacy in Victoria.
Strong neighbour objections received due to overall size of building.
Eight 6 star energy rated apartments achieved, each unique in their design.
Two levels of dental clinic achieved, including a complete new fitout of the existing heritage building.
Fifteen compliant car parking bays were achieved through implementation of car stackers. This was spatially challenging due to the required amount of heritage building on the Ground Floor as well as a necessary electrical sub station, fire pump room and a Council requested retail tenancy.
