98 Mill Point Road, South Perth is an innovative mixed-use development and the first successful approval under Amendment 25 of the South Perth Town Planning Scheme, achieved before it was gazetted.

The vision was to create 14 apartments comprising 1, 2 and 3 bedroom residences, separated from 750m² of high-grade commercial development on the lower levels, while maximising river views from a site only metres from the Swan River.

On a challenging 759m² site, just 15.09m wide, the project needed to overcome significant constraints including street access, setbacks, height, parking and a high water table, while accommodating segregated entrances and sufficient parking for the mixed-use development.

Through skilful design incorporating car stackers, the project achieved 48 car parking bays, successfully segregated commercial and residential access, and negotiated an effective egress solution with Council. The result was a landmark MIXED USE development combining 14 Apartments & 750m² of Commercial Tenancies.
