136 Riseley St, Booragoon set a new benchmark for mixed-use development, integrating office and apartment living through an innovative, landmark design on a narrow and constrained site.

Facing challenges with street access, setbacks, height and parking, the project achieved first time approval through JDAP and became the first approved Mixed Use design under the ‘Riseley Street Precinct’. Through design excellence, an additional level was granted, delivering over 30% more apartments to the bottom line, while major setback concessions and an innovative parking solution further maximised the site's potential.

The completed scheme provides 9 apartments and 470m² of office space, with a major feature artwork integrated into the building design. The result is a MIXED USE development comprising 9 Apartments & 470m² of Commercial Tenancies.
