CHALLENGE:

  • Demonstrate height, massing and overshadowing not issues for additional plot ratio request.

 

SOLVE:

  • Design used creative massing of the building, articulating the various heights of adjacent buildings while creating visibility through the building.

  • Proposed pedestrian spine connecting from Russell Square link to Northbridge Plazza provided extra bonus.

  • Created vision through building mass with mid level open lifestyle areas and vertical glazed linked walkways.

  • Overshadowing demonstrated not an issue, efficient design kept tower to 15 storeys.
